Paint and sheet rock repair - Grays are in... Beige is OUT! (Most buyers prefer flat paint on walls, and satin/eggshell/semi-gloss on trim. Bathrooms okay for a satin/eggshell/semi-gloss).
LED lights - Light and bright. (Most buyers still prefer the soft yellow lights - Not the Bright Blue Daytime lights).
Brushed nickle hardware - Replace anything that is gold/brass from 80's and 90's. This can be all door knobs, pull knobs, towel racks, etc....
New fans and light fixtures - Nothing says dated light old light fixtures
Paint wood cabinets - Despite how beautiful wood cabinets are, buyers like painted cabinets for a more modern look.
Plumbing fixtures - replace sink faucets and shower heads
Window treatments - Upgrade the window blinds/shades, and consider new decorative drapes (pottery barn style - not grandmother's style).
Floors - Buyers like wood look plank flooring in all living room areas. Carpets are okay for bedrooms, but everywhere else should be tile or plank.
Granite counter tops - Buyers love granite or quartz counter tops in kitchens and bathrooms. Remember, under mount sinks are a must with granite.
Caulk / Seal / Fresh Grout - Have you ever noticed how sparkling clean a bathroom looks with fresh caulk? Are your tile floors looking dirty no matter how clean they are? Perhaps it needs professional grout cleaning? The little things matter!
